Precast Panel Residential Building System

What precast panels are

The precast panel residential building system consists in a full prefabrication. All the structural elements are of large / medium-sized vertical and horizontal panels (slabs). They are produced in the factory, then transported to the construction site, after appropriate curing. Subsequently they are installed according to a scheduled assembly operations.

Precast panels for buildings are different according to the functions they must perform and their position. As a result, near to “typical” panels like slab plates, internal walls and facade walls, there can be “special” elements as pillars, flights of stairs, eaves elements, parapet elements, for instance.

The connection between the various elements is obtained by forming joints with concrete casting in prepared spaces, in which the metal reinforcements, protruding from the elements themselves and / or any mechanical connections, are intertwined. Thus the structural elements will also be constrained with the foundation, generally a plate.

Some finishes are made on site, but they are, in any case, faster than those done on the construction sites. Of course, if desired, the external doors and windows can already be assembled in the factory. As well as the external finish of the infill panels, the internal sides of the panels are smooth at the bottom of the formwork and they need a simple plaster shave. The perimeter cladding is made with thermal break sandwich panels with no thermal bridges.

Additionally, the systems are already inserted in the prefabricated components, reducing the work and construction time.

Why choose the precast panel system for resisential buildings

The investment on the production site and equipment is indeed lower than the first system. The dimensions of the prefabricated elements have a max weight to be lifted of about 8-10 tons.

In addition, this precast panel system is very flexible, and it is the one that can be adapted to any project. In fact it offers to the customer the opportunity to make some changes even on standard projects.

Therefore it is possible to build the production site even at a distance from the construction site (70-100 km); thus, if you want to use local prefabricators, there are no problems because they are commonly used elements.

Above all the choice of what construction system to use, will depend on various factors: the type, quantity and variability of the buildings to be built, the timing of construction, the investments to be dedicated to the production sites and local development plans.

Thus, in the final analysis and in consideration of wanting to promote a modern, flexible and tested construction system, we are truly initially recommending the “massive panels” system, postponing the deepening of the “three-dimensional modules” system for the eventual development of the project.

Below we show in great details the aforementioned system which initially offers greater guarantees likewise it is a proven system and which is able, based on the investment on the production site, to satisfy any request from the residential market.

To better describe the system, we enclose drawings of a typical building, which is only indicative to illustrate the characteristics and peculiarities of the system.

The building consists of two residential units on two floors for a total area of about 110 square meters.
